The Averly East Village Apartments

The plan for this 32-acre segment of the proposed commercial development included 75 townhomes across 14 buildings, five multifamily apartment buildings, and 75,000 square feet of retail space in three buildings. Given the project’s scale and its proximity to existing neighbors, the client wanted to document the existing conditions of their properties. With the anticipation of a significant large-vehicle traffic during construction, the client also requested documentation of adjacent public infrastructure, including roads, sidewalks, and parking lots.

Primary challenges of this project included managing the extensive existing condition survey and organizing the collected documentation. United Consulting conducted a survey of the areas surrounding the proposed development, documenting significant visible cracks, defects, and the overall condition of buildings, parking lots, and roadways. Since the widening of existing cracks is an early indicator of damage, special attention was given to these defects.

This survey consisted of eight properties, including two free-standing single business commercial buildings, four multi-unit commercial buildings, and two rows of multi-story townhomes. Documentation included the existing condition of the sidewalks and driveway aprons at the entrances of these properties. To assess the surrounding infrastructure, we visually surveyed approximately 1,500 linear feet of Holcomb Bridge Road, 1,800 linear feet of Champions Green Parkway, and 2,000 linear feet of other roadways within the development. Additionally, we surveyed the 1,000-foot-long two-story retaining wall that extended along the northside and a portion of the westside of the property. Eight months after the initial survey, we were requested to complete a survey update documenting the condition of the same portion of Holcomb Bridge Road in anticipation of the next phase of construction.

Timely pre-construction surveys ensured the client’s construction timeline was unaffected. By documenting existing conditions in adjacent properties and surrounding public infrastructure, United Consulting safeguarded client interests, as well as those of business owners, local residents, and the City of Roswell.
